Ways to stand out in a competitive rental market

Is finding a rental to move into giving you a headache? Tired of finding the perfect place again and again only to be shot down? The frustration in today's super competitive rental market can sometimes make one want to pull their hair out regardless of what side you are on.  Here are a few tips to make you stand out.
1. Check for new rentals daily! The internet, Craigslist, FB, zillow, hotpads and even your local paper should be your new obsession when on the hunt for a rental. Also, if you really like a neighborhood drive around it frequently, you might just find a hidden gem with a "for rent" sign on it.  



2. Don't wait to call! This market is hot and there are tons of competition. Chances are if you have found something you like within your budget so have a dozen other people and most of them have already scheduled a showing. In fact, we recently rented our downstairs unit and after less than 12 hours took all advertising down and were no longer accepting applications.  Yes, the market is that hot!
3. Be prepared! It will help tremendously to already have a list of references, both personal and from former landlords and employers. Don't forget telephone #s and addresses. Have a pet? A letter of recommendation from a former landlord regarding said pet will go a long way.
4. Followup after the showing. A simple call or text to say thank you and explain why the property would be perfect for you will go a long way. Also, this is the perfect time to ask when a decision will be made. 5. No credit/ poor credit? Don't lie. It wastes everyone's time. Explain the situation and if you can offer double deposit or even several months rent paid upfront in advance. A willing co-signer will also help in this situation.  And if you do have good credit, print that puppy out and submit it with your application. 6. Be yourself and let your personality shine through. (Personally I would rather deal with a likeable person than a sparkling credit score any day. ) Many landlords would agree.
